We know that August is the slowest month of summer so this market update didn't have any surprises, in my opinion.

Interest rates continue to fluctuate, going up, coming down, rinse and repeat. But those higher interest rates could continue to affect affordability and possibly demand.

Overall, we’re seeing similar trends to earlier this year:

⭐There are buyers, but they’re being more selective.

⭐We’re still seeing bidding wars or multiple offers - but not as many as this spring.

⭐Inventory exists, but buyers aren’t always able to find (or win the bid) on what they want.

⭐Homes are still selling fast and it’s a good idea to get maximum exposure before accepting an offer on the first day!

⭐Prices remain high, but perhaps we’ll start to see those stabilize?

All this to say, we’re seeing our market NORMALIZE.

Year to date we’ve had more sales than in 2020, but the market is definitely shifting. The last couple months sales look more like the 2017 market - which, for the record, was a GOOD market.
