Ankeny Short Sale Urban Legends
Sometimes, especially in real estate, nothing goes as planned. When it comes to SHORT SALES, however, you certainly never plan on things working FAST. Or, even working out at all.
Meet Kris and Arron. Newlyweds, lovebirds, luckiest people on earth. Certainly, they’re an urban legend. These two decided on a Monday to buy a house. On Tuesday they looked at the absolute worst one available (it was a disaster, no joke) and decided that it had the bones to be exactly what they wanted. Unfortunately, it was also a short sale. I warned them how short sales work. They’re SLOW. They take FOREVER. They are disappointing, for sure.
Well, I was wrong. We got a response the SAME DAY from the short sale bank. (Never happens.) Within a couple of days we had negotiated the deal and were ready to go. All the details were figured out and everyone was on track with their assigned tasks. And then… the title opinion came back with a $35,000 lien. I thought to myself, “Finally! I knew something bad would happen!” So we thought about solutions and really couldn’t come up with any. A lien that size is typically going to go to foreclosure in order to be cleared. I prepared Kris & Arron for disappointment. We were diligent and followed up regularly with the selling side – surely there’s SOMETHING we could do?
Wouldn’t you know that this problem was solved with a little Facebook stalking? Yep. Communication can go a long way! Anyway, the lien issue was resolved and Kris and Arron got to close on their new house!! Urban legends for sure! Since then, I’ve noticed several posts on Facebook about trips to Menards. Perhaps we’ll get some before and after pics to show their hard work!
The moral of this story is to have faith, work hard, and if you keep your fingers and toes crossed for several weeks, you might just get what you want.
