How it starts: one showing, no commitment

You don't have to sign your life away to see a house. In Iowa, agents are required to have a written agreement before showing homes, so we use a short Pre-Touring Agreement. It covers the showings we schedule together, it can run as short as a single day, and it obligates you to nothing beyond that. If we're a fit, we move to a full Exclusive Buyer Agreement when you're ready. And if you fall for one of the homes we tour together, the agreement already covers that purchase, so we get the fun of finishing what we started. If neither happens, you owe nothing and we part as friends.

What buying in Iowa involves

Iowa does a few things differently, and knowing them before you write an offer is how you avoid surprises. Your offer goes on the DMAAR Universal Purchase Agreement. The seller provides a Seller Disclosure of Property Condition. You'll read it yourself, we review it too, and anything that raises a flag gets pointed out so nothing slides past you.

You have inspection rights, and when the report comes back we go through the findings with you and turn them into decisions: what to ask the seller to address, what to negotiate instead, and what should change your offer or end it. At closing, a settlement agent handles the money and documents, and the property's abstract of title gets updated and examined by an attorney. We walk you through every one of those steps before they happen.
